When looking at pockets of Tampa Bay to buy fixer-uppers in, we like the Ybor Heights neighborhood. The Ybor Heights neighborhood about 3.5 miles North of downtown Tampa. It is bordered by the areas known as College Hill and Historic Ybor. The area is largely known for food and culture. There are small pockets of housing in this area that make fantastic rental or flip opportunities, with typical houses being built in the 1940s and 1950s.

We bought our fixer-upper on 32nd Avenue, just a few blocks from all of the history, culture and food of Ybor City. We were able to help the seller out by purchasing a house he had inherited. We paid cash and closed in 14 days. The 1400sf+ house was built in 1953 and included 3 bedrooms, 1 bathroom, a 1 car garage and is located on a 10,000sf lot! It was a solid concrete block house, that was dated. We did a full rehab, added a second bathroom and sold it in less than a week.
According to Redfin.com, average sale price in Ybor Heights is around $200k and the median sized home in the area is 1,425 square feet. The majority of the homes were built between 1940-1960.
Ybor City is filled with history and culture, and Ybor Heights is no exception. Close to the famous 7th avenue there is lots to see, with a plethora of amazing restaurants in the heights. Ybor Heights is lucky to have Nebraska Ave running through it, as it has a range of choices, among them top rated Thai, burger joints, taco stops, and classic diners. Stepping outside of food and entertainment, there are many schools close by the Ybor area with fantastic ratings. The closest elementary schools are Lockhart Elementary Magnet School and Lee Elementary School of Tech, the closest middle school is Memorial Middle School, and the closest high school is Howard W. Blake High School. Ybor Heights is only a 10-minute drive away from the University of Tampa for anyone looking for college level courses and is only a 20-minute drive away from the University of South Florida.
Within Ybor, you must visit La Segunda Central Bakery! Started by Juan More around the start of WWI, the original bakery is a landmark on N 15th and is operated by his fourth generation. Using a recipe for Cuban bread from the late 1800’s, this bakery is a true delight. Juan’s attention to his recipes, his people and customers is reflected today, with locals stopping in for their daily café con leche and Cuban toast all while trucks depart to deliver the crusty Cuban bread to restaurants and markets around the country.
The Ybor City State Museum, gives a great overview of the rich history Ybor holds. Among those exhibits are the cigar industry, immigrant communities, and a Mediterranean-style garden.
