When looking at pockets of Tampa Bay to buy fixer-uppers in, we love the East Tampa neighborhood. East Tampa is a district within the city limits of Tampa, Florida. What we really like about buying in East Tampa is the availability to still buy homes for around the 100k price point and below, providing for multiple exit strategies including Buy-Fix-Rent and Buy-Fix-Sell. The retail activity in East Tampa has been on the rise over the past few years, primarily due to its affordability compared to the popular surrounding areas of Seminole Heights and Temple Terrace.
REVIVAL’S FIXER UPPER
We purchased our fixer-upper in the Highland Pines section of East Tampa. The seller needed a quick sale, and the property was a major fixer-upper, so we were able to step in and help make it a fast easy sale. This one was a bit rare in that it has 5 bedrooms, but we liked that it would make a great first home for a large family!
East Tampa ranks 68/86 for the best neighborhoods to raise a family in the Tampa area. According to Redfin.com, average house prices in East Tampa for October 2019 was $139K. In our experience, with a renovated 3/2 home 1200 sq ft or bigger, you can fetch anywhere between $159,000-$199,000 depending on renovations and square footage. According to Niche, the median monthly rent for this area is $923, but in our experience with a 3/2, 1200 sq. ft. our bigger, you can capture monthly rental rates between $1200-$1500 depending on actual bedroom count and square footage.
Potter Elementary School, Lomax Magnet Elementary School, and Lockhart Elementary Magnet School offer children in the area an elementary education. Orange Grove Middle Magnet School and Ferrell Middle School offer a middle-school education for young students in the area. High schools in the area include Middleton High School and Young Middle Magnet School.
Cyrus green park offers ball fields, a computer lab, picnic, play courts, playground, pool, restrooms, shelters. Ragan park offers a community center, which can be rented for events such as weddings, meetings, and special activities, a playground, a picnic area, and restrooms. Alfred“Al” Barnes park is named after one of Tampa’s greatest black educators. Here you can find ball fields, play-courts, tennis/racquetball courts, and a playground.
East Tampa has been home to Sanwa Farmer’s Market since 1981. Here you can find a huge selection of multicultural foods and flavors as well as top quality national brands. They offer meats, dairy products, frozen foods, and produce to their customers. Sanwa was started by Tony Leung, a native of Hong Kong, who came here to find winter growing areas for his specialty Asian produce. Also located in this area is Funlan Swap Shop and Drive In. This business is both a flea market and drive-in movie theatre open 365 days a year! Adults pay $7 to see a film and kids only pay $2, making this a great outing for the whole family!
When working looking for a good deal in East Tampa, we like to go to Mama’s Soul Food Restaurant and Big John’s Alabama BBQ! Mama’s Soul Food Restaurant is located on Dr. M.L.K. Jr Blvd. They’ve been around for over 13 years and are a popular place to eat in East Tampa. Mama’s offers multiple chicken dishes, T Bone steak, fried fish, and meatloaf. Be sure to try the cornbread and the catfish nuggets! Another favorite of ours is Big John’s Alabama BBQ! This joint has been around for over 50 years and offers some of the best the barbecue in Tampa!
